Specific Defect Inspection/Reports
Inspection and reporting on specific defects to residential and commercial property to advise on the cause of a defect and provide recommendations for remedial action. In addition, we are able to provide service to assist with remedial work including obtaining contractor quotations and monitoring the remedial work.
Property Condition Surveys
A survey to record a properties condition to append to a lease to limit a tenants repairing liabilities at the end of a lease.
Planned Maintenance Services
Surveys to assess and record a properties condition for: maintenance programmes; life cycle costing and to provide advice to clients on the maintenance needs of their building over a defined period.
Party Wall Services
Advising building owners, neighbours, developers, and contractors on the Party Wall etc. Act 1996. Acting as appointed surveyor; agreed surveyor or third surveyor in party wall disputes, providing customers and clients with advice on how the Act applies to a building project and their rights and obligations.
Boundary Dispute Resolution
Working with neighbours to resolve boundary dispute and help produce boundary agreements to help avoid legal action. This service could be used in conjunction with a mediation service.
Neighbouring Land Act Agreements
Negotiating with neighbours to produce a formal ‘Access Agreement’ for property maintenance that needs access to a neighbours land, including producing scaffold agreements.
Crane Oversail Agreements
Developers do not have a right to oversail a neighbours land and can only do this with the express agreement of the neighbours. Where a development needs a large crane that needs to traverse over a neighbours property/land you will need a ‘Crane Oversail Agreement’ which can only be agreed with the neighbours consent and is often subject to payment of a negotiated fee to the neighbour.

Acting as a clients agent on a building project helping the client manage the whole process, manage the project team and help reduce the risks from a construction contract.

Advice and surveys of properties that have been damaged by fire, flood, storms etc. in connection with insurance claims. Assisting clients and customers with reinstatement and repair of their property in the event of an insurance loss.
Landlord and Tenant Negotiations
Working for both landlords or tenants helping prepare a licence for alterations and on site monitoring of landlords or tenants works to check they comply with the agreement.
Dilapidation Disputes and Negotiation

Reinstatement Cost Assessment (RCA) - Inspection and preparation of a reinstatement cost for rebuilding a property in the event of an insurance claim so that the client can obtain a competitive insurance premium.
